What do you do when you want to expand to a new market but lack the capital to build out a new location? I love the idea of a ghost kitchen. Low start-up costs, low overhead, and minimal staffing. This way, you can test the unknown, with less risk. This kitchen from CloudKitchens in Queens, NYC, is a great look at typical space before adding the equipment. There’s a saying on St. John in the USVI that goes, “all who wander are not lost” I first met my buddy Allen Lancaster (not on LinkedIn unfortunately…) on St. John back in 2009. If you're in growth mode, hunting for one-off sites is extremely detrimental to your process. Commercial real estate is a market—I know that sounds obvious, but you really need to be in it, understand the dynamics, have the conversations, and let brokers and landlords know that you're active and looking to make a deal. Build a pipeline of opportunities and be prepared to execute on the *best available site. The market could care less about what you want and when you want it. Jumping in and out, aka trying to time the market, is not a strategy; it's a waste of time and resources. #restaurantrealestate #commercialrealestate
